\u043c\u043e\u0432\u043e\u044e<\/strong><\/p>\n<p>The main issue of managerial importance is the unity of real estate object &#8211; a conceptual provision existed in the legislation of different countries and, accordingly, considered promising for post-socialist countries under transition. There is a need to study either alternatives or to reconcile the principle of a single real estate object with the economic and managerial needs of today, caused by the need to efficient management of complex technical objects with limited resources of their owners. The article examines the features of the legislative definition of real property and real estate in the context of ensuring their efficient management as fixed tangible assets. The scientific publications that have been analyzed shows the lack of research of the problem by domestic authors, who focus mainly on legal issues of property rights. Methods of historical and logical analysis regarding the genesis of legislation, international comparisons of legal concepts of unity or multiplicity of real estate objects and other norms of different countries on the modes of real estate use in the management process are considered. Management goals of real estate allocation, differentiation of its objects and rights are considered. It is shown that regardless of the basics of continental (Roman), Anglo-Saxon or post-socialist law, real estate law is developing towards its adaptation to the goals and opportunities of efficient management of divisible physical objects in the exercise of shared possibilities of the owners and in accordance with public interests.
