aspects of differences in the management of jointly owned residential real estate in Ukraine and abroad.\u00a0 The dualistic and unitary models of joined residential real estate ownership such as land plots, buildings, apartments and non-residential premises are considered. The legislation, practice and problems of management of apartment buildings in Ukraine are analyzed according to a significantly simplified dualistic model and with the rights of\u00a0 joint common ownership of a house and a land plot. Using the example of a number of countries of the Romano-Germanic legal system, the method of comparisons shows in the form of resulting tables that the management of common property in an apartment building depends not only on the choice of a model, but also requires more detailed regulatory and methodological support than it exists in Ukraine. It is noted that effective management of residential real estate when creating condominiums requires documentary and visual identification of the boundaries and legal status of the land plot; the structure of the building, its structural elements, apartments, non-residential, common and auxiliary premises, their boundaries and legal regimes of use by individual and collective owners. Such information is necessary to determine the state of the object and shares in joint ownership, which will determine the amount of financing for its maintenance and repairs, as well as obtaining possible income. This conclusion is confirmed by the examples of the countries of the Anglo-Saxon legal system, which are focused on maximizing the share of individual property in the house.
